Bethell Group were in need of a new head office building located in the Greater Manchester area and turned to a modular building solution because it was both time and cost-effective.
The client had received planning permission for a 15 m x 15 m modular structure. This type of design would not normally be feasible with refurbished modules, as the industry standard sizes for modular units are typically 9.6 m or 12 m in length.
To satisfy Bethell's planning requirements, the Wernick Refurbished Buildings team had to think outside the box and create a unique and innovative modular building structure.

Solution

Wernick partnered with a structural consultant to create a design that incorporated a combination of new and refurbished modular bays.

This innovative design included a 12 m modular bay that was placed at a right angle to ten other modules, creating a 15 m x 12 m structure. The team then built two 3 m x 3 m bays to attach to the existing modules, completing the 15 m x 15 m modular building block.

Crews were able to reuse the steel frames from existing bays, effectively reducing our carbon output. All other materials were brand new in order to ensure a high quality, reliable and economical modular building.

Due to this hybrid structure, the Wernick team was able to meet the client’s exact specifications by constructing a high-quality, adaptable modular building, allowing the client to maintain their existing planning application.

The two-storey office block is outfitted with a plastisol external finish. The interior contains an open office floor plan and features partitions, special backing boards in the toilets and canteens.

This building is equipped with CO2-friendly features such as ceiling-mounted air conditioning, eco-friendly taps, PIR lighting and UPVC double-glazed windows.
