The process and importance of a strong Construction Management Plan with The Qube Site Manager, Jack Spittle.
How The Qube coordinate with clients to ensure the site is set up safely and practically to be able to deliver our schemes safely and efficiently.
A robust Construction Management Plan (CMP) is pivotal in ensuring the successful execution of our projects. It serves as a roadmap outlining how the project will be managed, executed, and delivered safely and efficiently. Here’s an overview of the process and significance of a strong CMP, as well as how coordination with clients ensures safe and practical site setup:
Initial Planning and Client Consultation: The process typically begins with thorough planning and consultation with the client. This involves understanding the project objectives, budget constraints, timeline, and any specific client requirements. The CMP is tailored to align with these parameters while also addressing legal compliance. At The Qube, pre-construction is crucial to making sure a concept can in fact become a reality. The Qube design team will collaborate closely with architects, structural and civil engineers to create an aesthetically pleasing but feasible project which the clients are happy with.
Site Setup and Welfare Facilities: The site manager plays an important role in coordinating site setup and ensuring adequate welfare facilities. This includes establishing site boundaries, access routes, storage areas, and temporary facilities such as toilet, break areas, and fire assembly points. The site manager ensures that these facilities are set up to provide safe and comfortable environment for workers. To allow The Qube to hit the ground running once we have a start date, we look at going through our site setup checklist to ensure everything is order. Additionally, we think it’s helpful to hold a pre-start meeting where all parties, including the client, gather on the site to discuss any constraints that might affect how the site is run on a daily basis. This mitigates unforeseen issues that may arise before we commence our work allowing The Qube to stick to our efficient programme.
Health and Safety Systems: Prioritising health and safety is paramount throughout the construction process. A strong CMP includes a comprehensive Construction Phase Health & Safety Plan and by using a third party The Qube implement this from the planning stages through to project completion. This involves producing risk assessment method statements, identifying hazards, and providing ongoing toolbox talks, training and supervision to mitigate risks and prevent accidents. Our health and safety partner at The Qube plays a vital role in recognising risks before we start on site. Our job is to ensure we constantly refer to the CMP but also update as and when things inevitably change. The systemising of our health and safety process has allowed us to keep our goal of zero accidents on site and we have now managed to do that for a number of years.
Client Collaboration: Effective communication and collaboration with clients are essential for the successful implementation of the CMP. Clients are kept informed about the progress, challenges, and any variations from the plan. Weekly meetings and progress reports allow for adjustments to be made in real-time, ensuring that the project stays on track and meets the client’s expectations. We believe at The Qube that transparent communication is the best way to build long lasting relationships with clients.
Role of Site Manager: The Site Manager plays a crucial role in overseeing day-to-day operations on the construction site. Responsibilities include managing subcontractors, coordinating deliveries, monitoring progress, ensuring quality control, and enforcing health & safety protocols. The Site Manager serves as the primary point of contact between the construction team, subcontractors, and the client, facilitating smooth communication and efficient on the go problem-solving. A full-time site manager guarantees a single point of contact for our clients, which is essential for both the daily operation of the site and the development of a solid rapport that allows clients to have total confidence in how we operate.
In conclusion, a strong Construction Management Plan is essential for the successful execution of construction projects. By coordinating with clients and prioritising health and safety, Construction Managers can ensure that the site is set up safely and practically, enabling the efficient delivery of schemes while minimising risks and maximising outcomes. The Site Manager plays a pivotal role in overseeing site operations and maintaining effective communication between everyone involved.
