Glidevale Protect supports new SIP housing development

Building products manufacturer Glidevale Protect has supplied a range of airtightness and breather membranes for a new residential development in North Yorkshire built using Structural Insulated Panel (SIP) construction.

Granby Farm Grove is a sensitive redevelopment of a redundant farmstead and vacant cottage near Harrogate, which has transformed the former site with seven individually designed homes – a carefully balanced mix of detached, semi-detached and townhouse styles. Developed by Park Lane Homes, the project’s goal was to deliver homes that significantly exceed modern expectations for construction quality, sustainability and long-term performance by adopting a fabric-first approach, whilst also paying homage to the agricultural heritage of the site.

The decision to use Structural Insulated Panel construction was driven by the need to provide the required levels of thermal performance, airtightness and factory-controlled quality, whilst delivering a highly insulated building envelope across all plots. SIP Build UK delivered the SIP construction for the project, with Glidevale Protect’s products specified and installed on both the cold and warm side of the insulation. This included its Protect BarriAir airtightness membrane as well as the Protect TF200 external wall breather membrane, forming an integral combination of membranes as part of the building envelope.

Protect BarriAir has been developed to help reduce air leakage and was used as an air barrier on the internal face of the wall build up to create a continuous airtight layer and provide vapour control properties. Forming part of SIP Build UK's established SIP system, this helped to deliver a U-value of 0.17 W/m²K.

A co-branded Protect TF200 breather membrane was also used externally as part of the SIP system, providing a temporary line of weather protection to the whole of the external wall during construction and a second line of defence against water penetration after construction. The combination of the internal airtightness layer and external breather membrane helped support the performance requirements of the SIP system and control the risk of interstitial condensation.

Ian Still, National Sales Director at SIP Build UK, commented: “The homes have been designed to exceed modern building regulation standards for energy efficiency, with the SIP construction providing a high performance, thermally efficient building fabric. Glidevale Protect's combination of BarriAir and TF200 membranes complemented our systems perfectly, delivering airtightness and condensation control, helping us to ensure overall system performance.”

John Mellor, Head of Marketing at Glidevale Protect added: “With the dust now settling on the recent launch of the Future Homes Standard (FHS), now is the time where developers and structural timber manufacturers need support from their supply chain to navigate the increased performance demands on the building fabric. Our Protect BarriAir airtightness membrane has stood the test of time, having been used for many years on low energy and Passivhaus projects along with our sealing tapes on the warm side of the insulation to reduce air leakage and we are pleased to have collaborated on this prestigious project.”

Phase one of the development, comprising the townhouses, was completed in October 2025. The project was subsequently shortlisted in the Residential Project of the Year category at the 2026 Offsite Awards.
